If you are selling a leaky building there are a number of warranties in the standard sale and purchase agreement that could make you liable to the purchasers for the cost of repairs. You should seek legal advice before you put the property on the market for sale so you know exactly the form of the agreement and what you need to disclose to a prospective purchaser.
